The former Macy’s at The Shops at RedBird is set to be demolished. A health care clinic and mixed-use development will take its place.
The Macy’s at The Shops at RedBird was a Dallas staple for decades. Now, the department store at 3550 West Camp Wisdom Boulevard that has stood vacant since 2017 will be demolished and replaced with a health care facility and mixed-use development. The Texas Department of Licensing and Regulation recently filed paperwork for the $9 million project, according to Chron.
Included in the hefty price is the demolition of the existing structure, which encompasses 52,589 square feet. Renovation will begin shortly thereafter to construct a new, larger building totaling around 95,379 square feet. That new development will include office space for multiple tenants. The project’s description also notes, “Approximately half of the existing 150,000 sf structure will be demolished to create more functional suite depths and provide additional parking area. The lower level is slated for medical clinic uses (while) the upper level is to include a retail tenant.”
Exact details regarding which retail stores will occupy the space have not yet been announced. The report goes on to say that the multi-tenant mixed-use building will have “a new primary entrance through to the adjacent Covered Mall.” Initial construction could begin as soon as June, though the entire project likely won’t be completed until December 2027.
A health care facility will open on the site
The primary reason why the Macy’s building is slated to be demolished at The Shops at RedBird is to accommodate for a “state-of-the-art health care facility, to be occupied by Children’s Health,” according to the CEO of The Shops, Peter Brodsky. He said in a press release announcing the project, “We are thrilled to welcome Children’s Health to the Shops at RedBird community. We have always been committed to providing the community with high-quality amenities, and there is no amenity more important than health care.”
When the news of the new Children’s Health facility was announced in November, the organization said it hopes to welcome patients at the center on West Camp Wisdom Boulevard in December 2027, aligning with the overall construction’s timeline for completion. This undertaking at The Shops is similar to one that was completed a few years ago, when UT Southwestern constructed a massive 150,000-square foot health care clinic in a space previously occupied by a Sears department store.
Another primary care clinic, Parkland Health, was opened in a building that once housed a Dillard’s, and Oak Cliff’s 20,000-square foot Dallas Entrepreneur Center followed a similar path to construction. In that area, a Breakfast Brothers, Chick-fil-A, Starbucks, AT&T, and Jamba Juice occupy nearby spaces, so this is likely the most accurate comparison for what The Shops is hoping to create over the next year and a half.
