Location, location, location. Rentals in Nevada vary by city, with more options available at lower prices in smaller towns or older areas.
Nevada is moving on up.
The state ranks No. 33 in a 2026 ConsumerAffairs report of the best states for renters, considering affordability, quality of life, tenant protection laws, and rental availability, a 16-spot increase from 2025, when Nevada ranked second-to-last (No. 49).
While nearly 40 percent of those living here are renters, the cost of renting in Nevada varies by city, with larger cities offering greater access to restaurants, entertainment, culture, parks, airports, and jobs. At the same time, rural communities are often gateways to state parks, wetlands, lakes, and other outdoor adventures.
Cost also varies by the size, number of bedrooms, location, and amenities provided.
Zillow lists the average monthly rent for a one-bedroom apartment in Nevada at $1,293, while Apartments.com comes in slightly higher at $1,344. Rent Cafe echoes this, noting that most Nevadans pay $1,001 to $1,500 per month for an apartment, including studios, one-bedrooms, two-bedrooms, and three-bedrooms. The median cost of renting a house in Nevada is $1,968 (according to Zillow).
Whether the rental prices above sound high or low to you, it’s important to note that they are all below the national average of $2,000.
Here’s a look at what the lower end of the average rental range, $1,001, will get you in a variety of Nevada’s cities, small and large.
Las Vegas
Las Vegas and its broader metropolitan area are home to more than 2 million people, and growing. About 40,000 people moved to Las Vegas last year, according to the Las Vegas Migration Report 2025 from moving company Muscle Movers LLC.
According to Zillow, the average rent in Las Vegas ranges from $895 for a studio to $2,095 for a three-bedroom apartment. Renting a house here will cost you an average of $1,900.
Though you may occasionally find a gem for less than $1,001 in an upscale neighborhood like The Lakes, Summerlin, Southern Highlands, or Lake Las Vegas, it typically requires sharing with roommates.
Most rentals in the $1,001 price range are older apartments and homes located in central neighborhoods and in North and East Las Vegas, though you may still be able to find a modern pad with amenities in Downtown Las Vegas. Other neighborhoods in this price range are Winchester, near UNLV; Spring Valley; Paradise, near Harry Reid International Airport; and Sunrise Manor, near Nellis Air Force Base. Many of these rentals include amenities like swimming pools, parking, and more.
Henderson
Located less than 15 minutes from the Las Vegas Strip, Henderson is Nevada’s second-largest city with a population of almost 400,000. While the average rental price for a house in Henderson is $2,206, apartments range from $1,378 to $2,236.
As in Las Vegas, renting in Henderson for $1,001 or less depends on location. The majority of these rentals are located east of the burgeoning Water Street District and Boulder Highway, outside the Cadence Master Planned Community and near the Bird Viewing Preserve. These areas include a mixture of old, new, and even newer housing developments.
Bumping up your rental price just a tiny bit to $1,200 opens you up to other neighborhoods, including Green Valley, Black Mountain, and McCullough Hills.
Boulder City
With a population of 15,000, Boulder City is a quaint, non-gaming town located less than 30 miles south of Las Vegas. Renting a house will cost $1,435 a month, on average. Apartments range from $1,050 for a studio to $2,400 for three bedrooms.
While it’s rare to find an apartment or house to rent for $1,001 here, it’s not impossible.
Laughlin
A small, riverfront community and tourist town with fewer than 10,000 residents, Laughlin is located on the Colorado River just under 100 miles south of Las Vegas. The average rent for a house here is $1,300. Apartments range from $850 for a one-bedroom to $1,400 for three bedrooms.
Renters shouldn’t have a problem finding apartments in the $1,001 range in Laughlin. Options include apartment complexes with units of various sizes and amenities such as a pool, fitness center, playground, washer and dryer, and a business center. Some places even have river or mountain views.
Pahrump
Located an hour west of Las Vegas and an hour east of Death Valley, Pahrump is home to about 50,000 residents.
The average rental price for a house in Pahrump is $1,363, with apartment prices ranging from $900 for a one-bedroom to $1,525 for a three-bedroom. You can feasibly find a one-bedroom apartment for less than $1,001 here, though rental options, number of bedrooms, amenities, and quality improve with higher rates.
Mesquite
Ranked the fastest-growing city in Nevada, Mesquite is a gaming town of about 24,000 residents, located 82 miles from Las Vegas in the Virgin River Valley along the Arizona state line.
While the average rent for a house is $1,750, apartment rentals range from $900 for a studio to $1,995 for three bedrooms. For $1,001, you’ll be able to swing a one-bedroom apartment with a balcony, covered parking, a swimming pool, barbecue-picnic area, and views of the mountains.
Reno
Situated at the foot of the Sierra Nevadas, the Biggest Little City in the World is home to nearly 300,000 residents. Reno rental prices are generally higher than Las Vegas, though the average rent for a house here, $1,875, is slightly lower than the average rent in Las Vegas.
While apartments range from $1,150 for a studio to $2,602 for three bedrooms, you will be able to score something for $1,001 or less, though it may not be very large or have a lot of square footage. Rentals include everything from a tiny, modern studio apartment on the Truckee River in the Riverwalk District to a newly remodeled one-bedroom apartment in Midtown.
Sparks
Located just minutes away from Reno, Sparks has about 112,000 residents. The average rent for a house is a whopping $2,295, while apartments range from $695 for a studio to $2,600 for three bedrooms. Like in Reno, you can rent a studio or one-bedroom apartment for less than $1,001, but options and square footage are limited.
Carson City
30 miles south of Reno, Nevada’s capital, Carson City, is home to about 58,000 residents.
The average rent for a house is $1,650, while apartments range from $993 for a studio to $2,383 for a three-bedroom apartment. Despite this range, options under $1,001 are limited. You’re more likely to find an apartment close to shopping and dining, including amenities like shared laundry and parking, if you’re willing to pay slightly more.
Fernley
The third-fastest-growing city in Nevada, Fernley is located 30 minutes east of Reno at the crossroads of I-80, U.S. 50, and U.S. 95. This blossoming city has a population of about 24,000.
The average rent for a house in Fernley is $1,650. Apartments range from $1,076 for a one-bedroom to $2,200 for three bedrooms. A search on Zillow backs up this estimate, with nothing available to rent for $1,001 or less. For an additional $100, you may be able to find a one-bedroom apartment with amenities like a dishwasher, air conditioning, shared washer and dryer, assigned covered parking, and a courtyard.
West Wendover
A tiny tourist town straddling Nevada’s northeast border with Utah, West Wendover is home to 4,500 residents. The average rent for a house is $500, with apartments ranging from $400 for a studio to $750 for two bedrooms. In other words, $1,001 goes a long way in this small community, though the number of rentals available is limited, and most don’t have many amenities.
